Terms of Service

1. What Spitly is

Spitly is a technology platform ("Platform") that allows property owners to publish listings and communicate directly with prospective tenants for mid-term furnished rentals in Greece.

Important: Spitly is NOT a real estate brokerage. Spitly does not:

• Negotiate rental contracts on behalf of users
• Process rental payments between users
• Verify the legal ownership, condition, or habitability of properties
• Guarantee the truthfulness of any listing or user claim
• Act as a μεσίτης ακινήτων within the meaning of ΠΔ 59/1996

Spitly acts solely as a neutral digital platform connecting independent users. Any rental agreement is strictly between the owner and the tenant.

2. Who can use Spitly

• You must be at least 18 years old
• You must provide accurate information when signing up
• You must have the legal right to list a property (for owners) or to rent one (for tenants)
• Only one account per person

3. Owners' responsibilities

When listing a property on Spitly, you warrant that:

• You are the legal owner OR have explicit written permission from the owner to list
• All information in your listing is accurate and current
• The property complies with all applicable Greek laws for residential rental (including short-term rental licenses where required)
• You will respond to tenant inquiries in good faith

Prohibited practices:

• Fake or misleading listings
• Photos that are not of the actual property
• Requesting payments outside the agreed rental contract
• Discrimination based on protected characteristics under Greek law

4. Tenants' responsibilities

When contacting owners through Spitly:

• Provide accurate information about yourself
• Communicate respectfully
• Do not impersonate others
• Do not attempt to arrange payments outside formal rental contracts
• Report suspicious behavior to Spitly

5. Content and user behavior

You agree not to:

• Post illegal, threatening, defamatory, or discriminatory content
• Harass or abuse other users
• Use Spitly for spam, scams, or phishing
• Attempt to reverse engineer, hack, or interfere with the Platform
• Scrape or bulk-extract data from Spitly
• Use bots or automated scripts without permission
• List properties you don't have the right to list

Spitly may remove any content and suspend any account that violates these Terms, at our sole discretion.

6. Intellectual property

• The Spitly brand, logo, and platform are protected by copyright and trademark law.
• Content you post (listings, photos, messages) remains your property. You grant Spitly a non-exclusive license to display it on the Platform.
• If you upload a photo, you warrant that you own it or have the right to use it.

7. Privacy

See our Privacy Policy. By using Spitly, you agree to how we collect and use your data as described there.

8. Liability and disclaimers

SPITLY IS PROVIDED "AS IS" WITHOUT WARRANTIES.

To the maximum extent permitted by Greek law:

• Spitly is not responsible for the accuracy of listings, the conduct of users, or any outcome of rental agreements made through the Platform
• Spitly is not a party to any rental contract between users
• Spitly's liability for any claim is limited to the amounts paid by the claimant to Spitly in the 12 months prior to the claim
• Spitly is not liable for indirect, consequential, or punitive damages

This does NOT limit any rights you have under mandatory Greek consumer protection law.

9. Disputes between users

Any dispute arising from a rental contract or interaction between users must be resolved directly between them. Spitly may, at its discretion, provide information to help resolve disputes but has no obligation to do so and is not an arbitrator.

10. Termination

Either party may terminate the relationship at any time:

• You may delete your account from the profile settings
• Spitly may suspend or terminate your account for violations of these Terms, with notice where reasonable

Termination does not relieve you of any obligations incurred before termination.

11. Changes to these terms

We may update these Terms. If changes are material, we will notify you via email at least 30 days before they take effect. Continued use after changes means you accept them.

12. Governing law and jurisdiction

These Terms are governed by Greek law. Any dispute will be resolved by the competent courts of Athens, Greece.
